Froach House Bed & Breakfast is a luxury Edinburgh accommodation located in the heart of the city, close to Edinburgh city centre.

Within easy reach of all major travel routes, this high-quality Edinburgh guest house is ideally situated to take advantage of the many local attractions.

Facilities : 6 rooms are available. 1 single, 1 twin and 4 doubles - one of which can be converted to a twin. (A cot/extra single bed is available on request).

All rooms have their own bathing facilities - 4 en-suite and 2 with their own private bathroom.

Feeling too relaxed to sample the night-life? - then make yourself a cup of coffee, curl up in bed, and watch television or a DVD ( a wide variety of DVDs are supplied free of charge).

If you need to check your hotmail account or simply want to surf the web then broadband Internet access is available from a communal PC. As well as having a communal PC, we have recently installed wireless internet connections to every room allowing use of your own laptop.

Fraoch House has recently undergone a major refurbishment program and is currently graded 3 star by the Scottish Tourist Board and 3 diamond star from the AA.

Each of our 4 en-suite rooms is quiet, comfortable and modern, with an emphasis on calmness and relaxation.

Ensuite Rooms : There are 4 double rooms available one of which can be converted to a twin. Each room is fully equipped to make travelling away from home as hassle free as possible : Television, radio alarm clock, tea and coffee making facilities, storage for clothing, mineral water, comfortable bed, towels & toiletries, cleaned and replenished daily. All of our rooms are non-smoking.

Rooms with private bathroom : Both of our rooms with private bathrooms are quiet, comfortable and modern, with an emphasis on calmness and relaxation. We have taken special care to design each room with style and practicality in mind, so that your stay is both a pleasant and a memorable one. There is 1 single and 1 twin room available. Each room has its own, adjacent, private bathroom for your use only. Each room is fully equipped to make travelling away from home as hassle free as possible. These rooms have tea & coffee making facilities, storage for clothing, comfortable bed, TV, radio alarm clock and towels & toiletries.

All of our rooms have wireless internet access.

Rates : From £30 to £50 per person per night. From £60 to £100 per room per night based on 2 people sharing. Family room from £80 to £120 per night.
